My daughter, a student at the University of Miami, absolutely loves living here. The community is safe, well-maintained and welcoming. Highly recommend for anyone looking for a great place to live in Coral Gables!

The amenities at the Residences at Thesis are absolutely fantastic. From the beautifully designed common areas to the convenient, modern facilities, everything is crafted to enhance comfort and convenience.

The staff at the Residences at Thesis are exceptional. They’re not only professional and attentive but also genuinely kind, always ensuring residents and guests feel at home.

The building is impeccable , the staff defines helpful ,and are always attending to your needs with a prompt response ! Cant help to give a shout out to Mavis and Arlene for being beyond efficient! I have had my fair share of rental properties, and let me tell you, this is the first time I have felt at home rather than in a temporary place. Centrally located in Coral Gables, this is the place you want to live if you:
A. Attend University of Miami (its literally across the street from the campus)
B. Want a location that has easy access to Miami metro and public transportation services (also right across the street from the metro line), or
C. Want a place that is safe and comfortable and just plain fun to live at.
I've included pictures to show you some of the necessary questions about the place. Yes, it includes an infinity lap pool surrounded by grills and super comfy chairs; a central courtyard; a fitness center with dumbbells, Smith machine, cable machine, cardio equipment, and various kettlebells and such; and a huge, fully enclosed, lighted parking garage. With entirely new appliances, the apartment is clean, quiet, and exactly what we were looking for. However, the real plus with this location is the staff.
"Welcome to your new home!" we heard as we opened our car door on the morning of our move in. We were greeted by Sakura, the Community Manager of the residence. With a smile behind her mask (yes, I am writing this in the time of Covid), Sakura gave us a private grand tour of the facilities and our apartment. Oh, and she was so happy to have us move in she even helped to carry our things into our place! Now that is a level of kindness I have not experienced before.
The next person to know is a man named Pedro. Shortly after moving in we heard a knock on the door. "Is now a good time to show you how the locking system works?" he inquired. With a state-of-the art touchpad, he showed us how to setup and work the keyless door lock function. Perfect for trips to the pool or gym when you want to leave your obstructive keys behind. But that was just the start. This is our third day here and we have already had multiple encounters with Pedro, who has been nothing but helpful, kind, and patient with our endless questions. This is the guy you want on your team, and I am ecstatic he is on mine.
All in all, this is a place you want to live. You won't feel like you're in the middle of one of the world's most vibrant cities. And if you want that, just step beyond this building and you can quickly get there. But at the end of that vibrant day you get to return here, where you feel at home surrounded by incredible staff.

As “nice” as this place portrays itself, don’t get It twisted thesis. The people who run this business will try anything to add a charge to your account. The employees are not caring towards their residents and the amenities are standard and not at all worth what you pay for. This is one of the highest rents I’ve seen in coral gables and It goes up every year you live here. The pool is 5 ft long and is packed to where you c ant even locate a chair. The gym is the size of my freshman year bathroom and doesn’t even have a stair master lol. Try having more than 2 people over, you will be getting a knock of your door as if your a 14 year old. Lastly the end of the year charges are a shot in the dark. We were charged with 6 random cases, one being that a fridge drawer was missing, what the actual f. Who steals a fridge drawer. Lies lies and lies on their part. All they want is your money and don’t care about you. There are many other locations around thw are that are better priced and provide a lot more for their residents, look there. Thanks thesis xoxo

This building constantly lies to its tenants and makes them feel very unwelcome and unheard. I won’t put any details here because they will be denied and shut down! Just know that for $7000 a month- you will be lied to and deceived. From packaging, cleanliness, concierge, the leasing office, and the overall quality of the building- I truly do not know which one is worse. The leasing office staff definitely trumps all of those things when it comes to unprofessionalism and dishonesty. No accountability will ever be taken by the staff in this building! It’s humorous at this point! You can rent from ANYWHERE in downtown or Brickell for even LESS and be treated with respect and honesty. Do not let your child live here. They are better off living on campus or in Cascade on Douglas Rd (very clean and friendly building). Huge mistake on my end.
