My family and I recently had the privilege of meeting Shayla and having her guide us on a tour of the properties they have to offer! Let me just say, her customer service and personality were out of this world! Not only did she give us great information and answer all of our questions, she engaged with our children throughout the tour making it much much easier for us to thoroughly look and think about the possibilities we could have here! We left feeling heard and informed. Well done on the properties and staffing here!

Do not rent from here if its not a third floor unit, I concur with the similar recent review that we also had a horrible tenant above us who showed absolutely no respect to their neighbors living around their unit, stomping on the floors and blasting music at all hours. We attempted to bring this to the attention of the leasing office and they did not lift one finger to make it right instead offering us to move to a different unit, also we would be on the hook for the transfer and leasing fees or to break our lease early. We ended up having to break our lease early and incur all the costs associated with that all because this place does not want to enforce noise violations and preserve quiet enjoyment of the property. Furthermore I would like to add to not pay attention to the majority of the five star reviews, most of them are from people who only toured the apartment complex and are not active residents of this place. I would suggest you do thorough research on other apartments in the area and find complexes that don't have the soundproofing issues this place does..

Ive been here a few months now and I haven’t had a good nights sleep because the walls/floors are so thin. Agree 100% with the other reviews regarding noise complaints. I would only advise renting here if you’re on the 3rd floor. I understand kids will be kids therefore I don’t mind when I hear running and stomping above me. But this occurs at all hours of the day especially well past midnight. I’ve had a lot of patience but there’s so much noise coming down from my ceiling between 9pm-5am its gotten ridiculous. It’s so constant i don’t know when those people sleep. Prior to moving in and signing my lease agreement I was told by the leasing office that the “walls were pretty thick” and they don’t get much noise complaints. seems like they just said what they want potential renters to hear unfortunately. based on the previous reviews it seems pointless to file a complaint. Aside from the thin walls and flooring of the building, my unit wasn’t fully clean there was a lot of dust and dirt that I had to clean myself upon moving in. I cannot wait until my lease is up.

I loved the apartments. Shayla helped me view multiple options for me and my family. She was so respectful and helpful. She made us laugh so many times on our tour of the grounds and when we got back to the office she answered all of our questions to help ease our minds. I definitely recommend the Residence at Stadium Village!

I love the Residences at Stadium Village!! Their entire team is amazing!! Their front office team is always on point. You can get help from any one of them and they always have a smile on their face. Michele, Erika, Amber, and even their new girl Shay are so wonderful. But I can’t forget about their maintenance team. Jovannie heads up a diligent team consisting of Bob, Juan, and their porter. I love them all!! You can’t go wrong leasing at The Residences at Stadium Village.

I don’t normally leave reviews, but this is definitely worth mentioning! Shayla from The Residence at Stadium Village in Surprise was absolutely fantastic! She gave me a tour of the facility and the units they offer and already the community they’re in is absolutely beautiful but to have someone who puts in the effort to make you feel like you found your future home is pretty hard to find! She is someone I highly recommended to give you a tour of the vacancy’s they have, so if you’re looking for an apartment Shayla is your girl for sure!!

I am extremely disappointed with my experience at Stadium Village. If I could give this review a ZERO out of 5, I would do so in a heartbeat. How this place has 5-star review ratings is beyond me. I know management reaches out to you after your first-week stay, encouraging you to leave a positive review from your initial experience, but after 2.5 years of living here, I believe that’s more suited for people just moving in.

During my time living there, I faced repeated and unfounded accusations of smoking on the property, which is completely false. The management's handling of this situation was unprofessional and unfair. Never once did they apologize or recognize their mistake, even after the individual responsible was caught. Instead, I received a general email from them stating how pleased they are to have me as a tenant. okay.

On top of that, I was continually harassed by the property management to keep my balcony clean, while multiple other apartments on the 2nd and 3rd floors blatantly violated numerous property policies without consequence. I gladly have pictures as proof, even after the fact. This included things like holiday decor, grills, and minor workout equipment, all conveniently ignored by management. The selective enforcement of rules is not only frustrating but shows a complete lack of consistency and fairness in how the complex is managed.

This even extended to pressure washing the main hallways, where tenants are required to ensure their front door areas are spotless at all times, including dust and spills. Yes, this includes food or liquid spills caused by other renters passing by the main corridors. Failure to uphold these responsibilities results in additional fees as governed by Stadium Village. So, expect to clean up other people's messes that are beyond your control.

These issues were just part of a broader pattern of poor management and a lack of attention to tenants' legitimate concerns. I would strongly advise anyone considering this place to think twice before moving in. You will be charged repeatedly for trash violations that are impossible to contest, as everything is unfairly entered into their internal system. Failing to pay results in an 8% late fee on rent, leaving renters stuck with no way out. For those interested, I will gladly show all the fees that are given to you when renting at Stadium Village.

Lastly, parking is a nightmare. There is no assigned parking, so good luck trying to find a spot at any hour of the day. On top of that, be mindful of where you park. Don’t be surprised if you park in front of the leasing office and receive a letter threatening to tow your car the next time you park there.

There are far better options in the area where tenants are treated with respect and fairness. To conclude, I will gladly pay my $25 trash fee and turn in my keys, as I will no longer be a tenant at Stadium Village. Best of luck to those who decide to rent here.

We vend for The Residences at Stadium Village on Wednesdays (ZALA BBQ). Michele and Erika are the best. They promote us well and keep the community engaged. All the residents that purchase food from us say they love the neighborhood and will promote our BBQ as well.

The community is kept clean and their Clubhouse is beautiful and inviting.
