My Honest Review of These Apartments
I signed a lease for over a year, and I deeply regret it. When my husband and I first moved in, everything was fine for about three months. There were no cockroaches, and we keep our apartment spotless—I clean the floors with bleach regularly. However, after some time, cockroaches started appearing in massive numbers. I have a severe phobia of cockroaches, and their presence has been a nightmare. Seeing them on my bed triggers panic attacks.
I filed three separate requests with the leasing office to address the issue. While the staff sometimes responded quickly by sending exterminators, it was completely ineffective. I even bought pest control products with my own money and treated the apartment thoroughly, but that didn’t help either. The entire building is infested because some neighbors clearly do not maintain their units.
Additionally, we had a plumbing disaster in our kitchen: sewage water started flooding out of the sink and onto the floor. The smell was unbearable. I tried to contact the leasing office, but they didn’t respond for two days! During that time, I couldn’t use the kitchen or even eat properly.
The laundry situation is also terrible. My clothes were stolen from the laundry room several times. Once, the door to the laundry room on my floor was broken, and it took them two months to fix it. Finding a free washer or dryer can take up to an hour.
Black mold is another serious issue. It’s extremely hazardous to health, but the management does nothing about it.
In conclusion: If you’re looking for affordable housing in Los Angeles, pay $300–400 more for another apartment complex. It will save your nerves and mental health.

Scheduled a tour for this place a month in advance because that was all that was available. They called me the day before and canceled the tour for some event or something. The explanation and energy from Tyson was already very telling but was able to reschedule for the next day. Five minutes later the tour was canceled again. I’m over it, if this is what management is like without being a tenant what will it be like if I moved in? Based on the reviews looks like I’m dodging a bullet here. I don’t do roaches.

Charlotte the interm apartment manager, hopefully they keep you permanently! I seen this woman, the manager of an enormous probably 1000 unit complex, walk up to my 14th floor apartment in a different building than the leasing office, with high heels on no less, just to deliver a flyer about a program Los Angeles is offering, that I may be interested in! What!! If that’s not pure hardworking, tireless devotion and commitment to your job, with a great deal of thoughtfulness, I dont know what is, I appreciate and admire your commitment Charlotte!!
THE LIVING SITUATION:
As with DTLA the past 3 years this apartment has gone through a good deal of changes, or upgrades in my opinion, with management, security, maintenance, and protocols, all for the absolute best and proud to call myself a tenant!
A laid back, oasis of relaxation, individualization, and validation! The relaxed vibes reverberating from the walls and the crystal blue water of the spectacular pool and waterfall fountain, and everywhere else for that matter.
The apartments are spacious and upgraded and modernized, the water pressure is better than the expensive hotels and suites of Las Vegas that previously were 2nd to none, now they are just 2nd to my Promenade Towers.
The windows are double paned and mute the noise and energy of downtown. The views you can get from your apartment, the mountains or city, are spectacular! Mine are the city and I’m still in love.
The amenities include, an fantabulous pool and waterfall fountain that cascades down a story to the pool and barbecue area, where there is gas grills to use and enjoy for all residents. There is a medium sized gym with machines and even free weights thats I have never seen at an apartment complex. There is even a french crepe cafe attached to the front building thats delicious as well as exquisitely priced. I ate there about 5 times a week when I first moved in.
Like all apartments, if you search under a microscope you will find slight flaws or things that could bug you, but those are very few and far between all the fantabulous attributes and staff that the Promenade Towers Apartments hold. I have lived in apartments my entire life. Never have I been more happy, satisfied, comfortable, and proud to say this is where I live.
To comment on a few things I read in others reviews.
Roaches seem to be a common theme:
- I did not read the reviews when I first moved in, I was so star struck and was in awe when I cane to visit and inspect that I immediately signed a lease, then looked at the reviews. I have kept my apartment spick and span, never left food out nor dirty dished in the sink. I never have had any roach problem, it took me 6 months until I even seen one in my apartment. People we are in downtown LA to find an apartment complex that you won’t ever see a roach is an impossibility. Keep your place clean, dont be a slob, and you wont have issues, period!
If you’re lucky enough to Call Promenade towers your home you will find that my review just cant do this place justice, its a gem here in DTLA, an oasis, an escape, everything you need an apartment to be, I’m elated, gratified, and just blessed this where I call home!

My family and I lived at Promenade Towers for about 2 years. Throughout our time there we did have some issues but the good outweighed the bad honestly.
Leasing, maintenance, security and parking attendants were all awesome. I would like to give thanks to Julie, Teresa, Kenisha, and Charlotte. They always went above and beyond when I had an issue/problem.
The towers are dated but there is a certain charm that has been maintained. Especially outside. The hallways could be better maintained but it’s not due to staff it’s the residents that are dirty. The units are HUGE in comparison to newer developments downtown in the price range. And the views from both my apartments were amazing. Personally, I never had a problem with bugs inside my apt. And any time there was a plumbing issue the guys would come fix it.
We recently moved and I can say I’ve missed being there somewhat.
Thanks to everyone that helped made the place home for us!

I lived there a year. It is horrible unless you like ghetto like standards. Outdoor area is beautiful otherwise...staff is useless. It's now mostly cartel and section 8. Things flying out of windows, prostitutes live there en mass, security does nothing, cochroach infestation within the walls, leasing office isn't even open and doesn't answer phones, violence erupts often in hallways, drugs all over the place...I dint know how this has 3 stars. It is an unacceptable place to live comfortably. Cochroaches alone....

If you like roaches and rats then this is the place for you!! I have lots to say but let's start with this. It is the nastiest apartment you will ever live in. The residents don't put their trash in the chute they just leave it in the halls and it attracts roaches!! One day I came back from work and there was a huge roach crawling on the outside of my apartment door. I've complained multiple times and they said they give out fines to those that leave their trash out, but residents still keep doing it which means nothing is being done. Pets can just pee and poop wherever and it stays there all day. I have accidentally stepped in pee a few times using the elevator!
Let's talk about parking...so there was a new policy that all residents had to have a reserved spot. We tried so desperately to get ahold of the leasing office to get our parking spot. We called, emailed, even knocked on leasing office door which is always locked. No one ever returned our calls or emails. We even left notes for security to give to the leasing office but they never contacted us. Cars would get towed if they didn't have a reserved spot. So we started parking on the 1st until we figured out the parking situation. One night as I was parking I saw a huge rat the size of a puppy in the 1 floor parking area….Since we couldn't reserve a spot and the communication with the office was impossible we decided to break our lease....BUT GUESS WHAT... the leasing office went by appointment only, and it's impossible to get ahold of them. We tried contacting them since April to break the lease and put in our 60 day notice. We had to pay a penalty fee of course for breaking the lease but there is no mailbox that the office staff to receive our money order. So we tried getting ahold of them to personally hand them a money order and do everything the right way to move out earlier than the lease states. My sister and I got so frustrated that we decided to just move out. If we are not being met with the same communication then what else are we to do? But it's very funny because....once my sister and I moved out, and we turned in our keys to the security office so they could give it to the leasing office. The day we left and the office received our keys...out of nowhere....magically, they responded to my email stating that we can't just move out without properly breaking the lease . THATS WHAT WE TRIED DOING!!! If us turning in our keys early was a way to finally get communication with the leasing office we would have done it a long time ago. But that told me that they only care about receiving the money every month from the residents and not caring about the needs of the residents and their concerns or complaints.
So if you are reading this review...PLEASE DONT LIVE HERE. They don't care about you. There is a lot more to complain about like the laundry never working, and how the hot water is always being shut off...but I'm pretty sure you guys get the point.

This place is TRASH. Do not move here. If I could give less than one star I would. This place has so many issues that I don't even know where to begin. The whole place is infested with roaches, it is absolutely disgusting, they have mandatory pest control every 3 months that doesn't help at all, and with that, you are required to empty your whole kitchen and bathroom (which is way more work than it sounds) otherwise they will fine you.
Make sure to get everything in writing from the staff at the leasing office, I was promised deals that never happened, they are liars. My apartment was filthy when I moved in and when I complained they said that they couldn't do anything about it.
I suffered health issues living in this apartment and was sick back to back during the whole year, I believe the apartment had mold, all my furniture and my clothes are STINKING and since I moved out I have not been sick a single time.
The hallways and elevators are nasty, people are throwing trash everywhere and it smells like cigarette smoke everywhere. It has been too many times that I've seen poop on the floors and walls in this place. On multiple occasions I had homeless people knocking on my door and walking around the hallway (and they say it's a secure building with 24/7 security)
The parking situation is horrible, there was never a parking spot available when I got home (and they charge you for parking every month).
They have major issues with their water heather so at least once a month they are turning off the water for a whole day. They experienced electricity issues and closed ALL washers and dryers in the North Tower for months (I'm not sure if it's fixed yet).
The pool area would be nice if they would be serious about limiting the use to residents only, it was always parties going on with 10-15 people every weekend during summertime, and not enough space.
It is IMPOSSIBLE to reach the leasing office by phone, you can call and leave messages for weeks without anyone getting back to you.
