We with another couple spent 3 nights and had a fantastic time. Robbie and Jimmy could not have been more gracious and the accommodations and breakfasts were perfect. I felt like we had known them for a long time. The Civil War battle tours and guides at the Carter House and Carnton were outstanding. We would stay again.

My sister and I visited the lovely city of Franklin and stayed at Magnolia Bed and Breakfast for a sister trip recently. We loved the bed and breakfast! Everything was warm, clean, and comfortable! Robbie was very friendly, welcoming and helpful. She assisted us with booking the Civil War sites we wanted to visit, and gave us all the information. She also recommended the Hop On and Off Trolley which I highly recommend to absorb the essence of the town. Our room was spacious, and the sitting areas were so inviting and comfortable with all the amenities. Our two breakfasts were delicious and served in their lovely dining room. Magnolia House is close to downtown, and it is very charming! I highly recommend!!!

My wife and I give Magnolia House Bed and Breakfast the best review possible. We felt like we were with family. The owners Robbie and Jimmy were warm and inviting. We had great conversions with them and had fun being introduced to their dog Molly.|Breakfast both mornings was great and delicious. Each time care and attention went into the meals making them special. The house itself is so comfortable and the sitting areas are amazing being so spacious with perfect furnishings all inviting you to relax.|We definitely want to visit them again and stay longer!

Spacious and comfortable! World class breakfast and very helpful with local attractions like Restaurants and Civil War battlefields. I give them the best run B&B rating possible. Pleasant people own and run this facility. I will return in the future!

We absolutely loved and enjoyed our stay at the Magnolia House!

Robbie and Jimmy are kind and incredible hosts. Having everything prepared perfectly, all the way to a delicious morning breakfast cooked to order!!

The Magnolia House B&B is clean, convenient, beautiful and purposefully decorated. Well situated for privacy while being close to the town of Franklin and convenient for all of our activities.

Beds are comfortable and the porch is a fun addition!

Thank you for the hospitality! We hope to return. And we can highly recommend staying here!

You're a short and safe 15 minute walk from downtown Franklin, so it's a great location! Rooms were cozy and clean. Robbie immediately welcomes you like family. And, the advertising was true, a DELICIOUS and filling home-cooked breakfast! She even uses ALL the good dishes. 🙂 This is a perfect location and stay if you're looking for a warm and inviting atmosphere. I'm not an overly social person, per se, but I actually enjoyed the breakfast conversations with fellow travelers and hosts Robbie and Jimmy.

I highly recommend staying here!! The owners are so sweet and very personable! The location, hospitality, cleanliness and friendliness goes above and beyond! They do everything possible to make their guests stay amazing! From the coziness of the beds all the way to the porches! The breakfast during our stay was absolutely fantastic! We will be back!

My daughter and I stayed at the Magnolia House for the weekend. We were staying there to do some shopping in downtown Franklin for girls weekend getaway. Robbie and her husband were super nice and the breakfast was absolutely amazing and delicious each morning! The Magnolia house was absolutely beautiful our room was also absolutely beautiful clean, cozy, and overall comfortable. It is also close to downtown Franklin so after a full day of shopping it was nice just to drive back to Magnolia house and relax the rest of the evening. We're looking forward to staying there again at our next visit to Franklin, Tennessee!
