This is the worst possible place.
The gate is always broken allowing continuous break ins and stolen property. The security there does nothing but sit outside the gates on the phone & complex management says it isn’t their problem (mind you there is always someone new in management + leasing office)
Our neighbors have moved out and their old units have been broken into at least 2x a week.
Plus there is poor insulation leaving our PGE over 400/month and a huge bug issue.

I have lived here for 1 year. Yes, I am aware of the roach problem, but I have managed to stay on top of the problem by keeping my apartment clean! Unfortunately, the new neighbors upstairs constantly drag their furniture across the floor, and stomp like elephants, but aside from that, I personally, have had no other problems here and I enjoy the ponds except when the unsupervised heathens through their trash, toys and whatever else in!
My biggest complaint would be the misuse/waisting of water!
Broken sprinkler heads everywhere, and water gushing in the streets, parking lots, and throughout the property. A majority of staff should be terminated and replaced with self motivated staff with the brains to notice the dead grass areas and replace and properly align the sprinklers so the water reaches all areas intended for water and not aimed at the building walls!

They only deep clean new comers apartments. Gate is always broken 24/7. Ridiculous restrictions. Poor management. Poor communication. They don’t spray here so your apartment may be tore up & infested. Whenever you need things fixed the individual they bring to your apartment does not know what he is doing, instead just says “ that’s just how it is here “ but overall I wouldn’t recommend living here long term or at all. The amount of un-maintenance is crazy. Pretty sure the only thing that looks good is the grass they keep up on

I was helping someone move here over the last few days, they were under the impression that uncovered parking was open parking, the office never made any mention of assigned parking, regardless I parked at the uncovered parking spot for not even 45 min, when I got back to my car it was gone, I watched them turn the corner and called the tow company because a neighbor said he just watched them tow my vehicle, I saw the taillights of my car as they turned the corner so I called them and asked them to bring my vehicle back or to drop it off right there because they were still on premises. The tow company Phoenix towing laughed at me on the phone and said they couldn't do it, 20 min people. Said to me because someone "reported it as abandoned" told me if I wanted it back I needed to pay $580, because it was the weekend. Either they're paying the security there to predatorly tow vehicles or vice versa. But it's happening, I was not even there 20 min before I got towed, I know because I asked for an itemized receipt, Phoenix towing didn't care and reading most of these comments I'm afraid neither will the office. Litigation might be the only option.

These are literally the worst apartments to live in. Don’t even think about having guest over as there is no guest parking here. During the summers the pools don’t even seem clean and the pond water stays dirty as well. My grandmothers car was stolen twice and her garage was broken into.

These apartments do not feel safe. They need more security patrolling around !! Don’t move here ! They are also infested with roaches !!

STOP....first thing is they raise the rent 7% every year. They are infested with black widows and roaches, it is pet friendly and people don't pick up the poo so watch your step or you will track it into your apartment and DO NOT LET YOUR KIDS PLAY ON THE GRASS (do to animal waste) NO GUEST PARKING, they will lie to you. The pools are dirty we have never went into the pool. They have 3 laundry facilities and only use one so you have to go out to the laundry mat or wait and people will go through your clothes. Car's will be broken into and things from your patio stolen, the gates are always broken and no locks on the gate doors so anyone can walk in. I lived her for 2 long years. I DO NOT RECOMMEND THIS PLACE TO ANYONE.

Slum Lords! For your own good stay as far away as possible. AC went out start of summer. They continued to tell me it's normal for a house to hit mid 80s to low 90s when set to 75. They (more then likely maintenance) broke my window, showed up unannounced attempting to let themselves in multiple times. Started a unlawful eviction. Stole my whole mailbox set when I was waiting on need court information about the case with them! Mine was the only one stolen in the back corner. Tenants have no protection in Fresno and their lawyer has the courts sued up according to our lawyer. After paying $2,000 to 'dodge' the eviction and rushing out of their on time. We find they filed it anyways!! Because we didn't attend court (not being aware of it still being set!) The court filed a eviction against us! All around wrong and the worst type of people from maintenance, to management, to JD rentals who owns it. Please protect yourself and never rent here!

Worst place to live! Do not move here! Mold in the apartment, water leaking in the apartment, the leasing office has no idea or a care in the world. Filth garages they give you. Also they only allow 1 car in the complex. Homeless people walking around all in the trash. Grounds are filthy. Maintenance has no idea what they are doing. Cheaply made apartments. Had a horrible experience here save your money and find somewhere else.
