DO NOT lease Apartment 3809, without reading this first.

If you’re interested in leasing Apartment 3809 due to its gorgeous views of both the north and east. It's easy to fall in love with the place. But it has big problems that you won't notice on a walkthrough.

I currently live in 3809. I moved into this unit in late-May 2024 and will be making a very early exit in the coming week.

I am writing this because I am afraid that management will not make the necessary improvements to the apartment before re-leasing it.

There is something very wrong with the walls in this unit. Perfectly normal conversations can be heard coming from the apartments on both sides. When their TVs are on — even at an appropriate volume — it’s like they’re in the same room with you. And adult activities can be heard so clearly that you’ll think twice about having your own. Because THEY can hear YOU too.

At some point you’ll notice that much of the sound originates from the corners of the bedroom. This is because the metal safety railings in front of the windows are conductors of sound. In other words, sound from 3809 is piped right into the neighboring apartments via these railings. And vice versa.

So, you have no privacy.

Since moving in, I've gone to bed every night wondering if I will be woken up by next door neighbor coming home late and wanting to talk on the phone or play with her dog. Many nights, I sleep on the couch.

Now, you would expect management to resolve this issue.

But they won’t.

Here’s what they’ll do:

1. They’ll say that they’ve never experienced this problem before. But the truth is, the neighbor in 3808 complained about the same issue with the same wall (to the same people) when the previous resident lived here. And I complained about it many times, while also providing audio/video evidence.

2. They’ll ask if you’d like them to install soundproofing panels in your unit. However, these panels only reduce echo and reverb WITHIN a room. They do not stop sound from traveling BETWEEN rooms. It’s a cheap band-aid approach that will not solve the problem.

3. Once you decline the soundproofing panels, they will tell you that fixing the problem THE RIGHT WAY by installing new insulation in the bedroom walls, and looking into why the railing is conducting sound, is YOUR responsibility to pay for.

I kid you not.

I know all of this because it’s exactly what happened to me. And it’s why I’m breaking my lease 8 months early. Because first, residents should not be asked to pay for repairs in a building they don’t own. And second, I cannot live the next 8 months of my life with no assurance of a good night’s sleep and no expectation of personal privacy.

Nor should you.

So if you’re thinking about leasing 3809, ask for proof that this matter has been properly resolved.

Also ask if the flooding issue has been taken care of. When we had heavy rains in late-May, water was able to penetrate and soak the carpet on the east side of the master bedroom. Yes, on the 38th floor of a building made of steel and concrete! Which is of course not normal.

P.S. -- Notice that in their response The National Management does not deny telling me that I had to pay to resolve the problem. Their proposed "soundproof paneling" solution was not going to resolve it, because such panels DO NOT keep sound from traveling between rooms. It would have been a waste of time. Sound panels cannot resolve what is an apparent structural issue. Also, the GM told me in-person that "there is nothing wrong with the unit." But if there's nothing wrong with the unit, then why the need for the soundproofing panels? Is there a problem, or is there not a problem?

My wife and I lived at the National for 4 months, a short lease while I completed a work assignment in Dallas. First off, it was rare to find a luxury building in any city that would accommodate such a short lease term, with a pet as well! Sophia and her leasing team made sure it was no problem and a smooth process all around. Especially since I needed a place within 5 days of my initial outreach. The unit was clean and comfortable with an incredible view, high enough to avoid the street noise on Elm. The Concierge staff was friendly, helpful, timely and always on call for any needs from package delivery to maintenance requests. A special shout out to the Pet Society pet service there in the building, especially Joveen, who made our extremely shy and awkward little dog comfortable and happy on the occasions we needed pet sitting. Can't speak highly enough of how kind they were to us. The amenities in the building were clean, functional and almost always uncrowded. More often than not, we'd have the gym to ourselves. It really helped having the parking within the building, safe and secure. Lastly, we had read reviews of elevator banks being non-functioning, dirty or having long waits. In our experience, this was not the case. Yes, you have to wait for an elevator from time to time, but if you can't do that, maybe high rise living isn't your thing. In summary, we loved our experience there, met some friends among the welcoming residents there and would definitely consider living at The National again sometime.

Our move in went about as smoothly as it possibly could have. The leasing team here is AWESOME; we had to move our move in date up by a week and they made sure to accommodate our every need! Amy Watts, in particular, did everything she could to make this happen as efficiently and conveniently as possible for us. Christina with the leasing team was also wonderful. She met with us on move in day to make sure we had everything we needed. Also, wanted to give a shout out to Dante with the concierge team. He has always been friendly and approachable every time we have come in to the office. The other concierge that was working also provided great service and was very friendly (I didn’t get his name, but I know he mentioned he was from New Orleans). Service like this is what sets the National apart from other similar properties.

I am a real estate broker and tour this building frequently & I love it. I have a bunch of clients living here and they have been renewing their leases, moving out of state or buying a home. But all in all they are happy I referred them there.

I recently toured with Eric who was great, his knowledge of the building was in depth and my client felt very at ease with him and was comfortable with him suggesting the larger units that were more suited to what they were looking for as they wanted a two bedroom.

I tour day in day out with leasing agents and the majority are not very good at their jobs. I shouldn't know more about the units and availability than people working there which the majority or the time is the case, but not with Eric. He was able to help me guide my client to make the right choice and they are very glad they did with Eric at the national.

They wanted a view and the picture attached is what Eric found for them, an outstanding view from a stellar apartment.

I will be completely honest and transparent about this property. I moved in August 15, 2022 and was a resident at The National Residences for a little over two years. They are extremely overpriced on rent for what you pay for. The interior of my unit was cheaply built. I addressed my concerns to the leasing office numerous of times and they seemed to not handle the issue appropriately. My fiancé and I dealt with marijuana smell throughout the building, trash cans over-flowing, unclean areas around the building, noise complaints, etc. It got to the point where we sat down with the Regional Manager for ZRS for her to hear us out on our complaints because they weren't being resolved. Shortly after this in-person sit down, we were still having the same issues. Nothing changed. We were told by management that the resident hallways would be vacuumed every other week. This was a lie. There were so many issues and complaints that were made to either security or management and it felt like it wasn't being taken seriously. One of the month's I had accidentally paid rent twice because my portal was still showing an overdue balance. Come to find out, the portal wasn't refreshing and had glitched. To reassure myself, I submitted the payment again. I later found out, that my monthly rent was submitted twice for that month so I immediately sent an email to management informing them of what had happened and asking if the payment could be reversed. I had to personally deal with my bank to stop one of the payments; however, The National charged me an NSF fee of $150.00 for stopping one of my payments that was submitted twice. I went back and forth with the leasing office trying to get my $150.00 return back. Finally, after calling the management out for their actions and using every excuse they could come up with I was able to get my refund of $150.00 back. I personally felt the building was going downhill after a change in management happened. It wasn't like this when I first moved in. And if you're looking for convenience, this is not your place to live. Be ready to wait on an elevator for excessive times when one of the elevators is either completely down or temporarily undergoing maintenance. I had a good amount of experiences at this building but more bad than good. We as residents pay too much to live in this type of an environment.

My wife and I have thoroughly enjoyed our time at The National. Having toured every luxury building in Dallas before moving in just over a year ago, we can confidently say that there's no real comparison. While the cost is higher compared to other options, the age-old saying "you get what you pay for" certainly holds true here.

First and foremost, let's talk about the exceptional staff. Before signing our lease, we had the pleasure of working with Jessica Jobe, who stood head and shoulders above every other leasing agent we encountered in Dallas or any other city. Jessica is not only prompt and professional but also continues to assist us with any requests at a moment's notice. She's a true rockstar in her role.

The concierge staff is exceptionally friendly, but there's one individual who has become our favorite - Q. Q is a genuinely uplifting and humorous person who can turn a bad day into a good one with ease. He's the perfect first face to encounter when entering the office. If there's one message I'd like to convey to upper management, it's that you've struck gold with Q, and you should keep him at all costs.

Aubrey, our resident liaison, deserves credit for her excellent job in planning resident activities. It's evident that she puts thought and effort into organizing events that residents truly enjoy.

The rest of the staff has contributed to making our time here welcoming and enjoyable. Maintenance requests are promptly addressed, and Sophia, another leasing agent, has always been polite, friendly, and exudes positive vibes. Lastly, Cody and Taylor, both managers, have been consistently professional in all our interactions.

Staff Rating: A+

When it comes to amenities, The National is in a league of its own. The gym, spa, four outstanding on-site restaurants, game room, movie room, and full-service pool are all exceptional.

The units here surpass any we've seen in Dallas. They made the Ritz Carlton look like a retirement home by comparison. The building's renovation left no corners cut, ensuring sturdiness and top-notch construction. The appliances are exceptional.

If you're contemplating a move to The National, we wholeheartedly recommend it. It's an exceptional choice.
