I recently toured Residences at Lake Park and was blown away! From the moment I walked in, the staff was friendly and attentive. The amenities are fantastic -- especially the pool and fitness center, which are well maintained and spacious. The bathrooms were very clean. The apartment was modern and bright, with a great layout and high-quality finishes!! Very impressive!

I loved the whole community vibe. It felt safe and inviting. It is close to the highway, a great hospital, and everything on Dale Mabry. Overall, I am VERY pleased with my tour here. Looking forward to moving in!!!

Section 8 Management at Luxury Prices!
Lived here for 3 years. 2021-2024. I moved into this complex when it was Tapestry Lake Park - owned by Arlington Properties. It was an amazing place that quickly became a nightmare when purchased by GreyStar (current owners)

The management is horrible & here are some things you will experience at Residences at Lake Park:

Zero communication or support.
I reached out to management 6 times across 5 weeks because my neighbors we're operating a food plate business out of their unit. 15-20 strangers every day outside my unit trying to buy a food plate from my neighbors. Banging on my door, stealing my packages, and screaming constantly. All on Ring video submitted to management. No reply at all. I had to quickly move out unplanned for the safety of my family. When I submitted my paperwork to early vacate my lease due to lack of reply, they sent me a bill for $4700!

Zero management - Due to lack of anyone enforcing the rules the quality of life at RLP is terrible. Here are some examples

- Multiple cars in this community have cut off their mufflers, so they're insanely loud. It's illegal under Florida and National Highway Law, but RLP does nothing about it. Enjoy being woken up at all times of the night to cars entering/leaving the community.

- Dog poop is everywhere. The only path without visible dog poop is the path RLP Staff uses to show off their staged unit. They make sure to clean that one small area, so people taking tours don't see all the dog poop until after you're moved in.

- The trash service sounds good ($25 month to pickup trash at your door) - reality is that all residents will throw trash outside their door 24/7 - regardless of trash policy rules. Enjoy walking over piles of trash if you want to reach your unit on the 2nd or 3rd floor. Despite sending pictures of piles of trash everyday to management, nothing was done. No penalties or fines. Hope you like the smell of garage every time your enter or leave your unit.

-Music/Food around pool. If you live anywhere near the pool be prepared for zero peace and quiet. People will be blasting music & screaming at the pool almost every day from March-October. Both adults and children will eat food in the pool, leaving the water gross and stuff floating around.

- Amenities - when GreyStar took over they removed the nice coffee machine. They bought a cheap one & never maintain or refill it. Gym is super dusty and unusable for anyone with allergies or asthma. Pool is gross.

Poor quality of life. Greystar purchased this property in 2021 with a goal of remodeling and reselling on a 3-5 year horizon. This is their business model. During the last 2 years living there under their management. These "upgrades" have made life terrible for residents and will continue to do so until sold. Some experiences:

- to repaint the buildings, they covered all our windows with solid wrapping for 45 days. We spent thanksgiving, christmas, and new years in 2022 in a apartment with all our windows covered. Depressing not being able to see outside for almost 2 months.

- Inspections. During GreyStar ownership we averaged 10 inspections per year. Instead of saying what day it will be, they state "we will be entering your unit between Mon-Fri of this week" 10 Weeks of the year, almost 20% of the time you live there, they can enter you unit at anytime. If you have pets they need to be in crates or secured for 20% of your time at RLP. Insane.

- they will soon be redoing the parking lot. so you will have to endure months of parking problems and inability to reach your unit.

Keep in mind they will be selling this property in the coming years so you will have to go through this process again.

This place is a miserable spot to live and I wish I could have left sooner. I'm currently working with a lawyer to determine the best course of action for recourse against RLP for my experience.

Beyond pleased with my lease here at Tapestry. The staff has been nothing but gracious and helpful and the amenities are amazing. I’ve never had to complain about noise or quality of the actual apartments. Anytime I’ve had a maintenance request it was filled within 24 hours. My boyfriend and I love living here and plan to resign next year!!

Tapestry Lake Apartments in Lutz Florida has been 'home' for me since early 2017. I made this choice before Xmas of 2016 and I am grateful to have chosen this place that has given me so much joy, security & sense of belonginess in the community. You always feel ‘welcomed’ at Tapestry.

The décor and layout of the apartments, the cleanliness and ease of support enabled by a wonderful staff makes the living complete. The East side, facing to the Woods, braces the morning sunrise in full glow which I have enjoyed to the fullest. Besides the many amenities of a gym, car wash, swimming pool, etc. within the property, it’s the wonderful community feeling that one experiences and which, I cherish utmost at Tapestry. The staff are always helpful, looking to ways of connecting its residents through various avenues be it a food-truck pulling over or a monthly event ; life is never routine here.

The serenity & location of Tapestry Apartments at the intersection of Dale Mabry & Exciting Idlewild Blvd in Lutz makes access to Schools, Parks, Grocery stores and even to the Airport quite easy. I would highly recommended Tapestry Apartments for people seeking an enjoyable living. Thank You Tapestry.

Professional Business

Terrible company. Forged a document to extend a lease. Refuse to give me deposit back. Nobody ever returns phone calls, nor emails. Nothing. Had to get the state of florida involved via complaint (housing)

Stay clear. They are terrible. Not to mention, they air b and b apartments, and you see multiple people coming in and going, along with a slew of traveling nurses that come and go.

I have lived here for a few months and I have to say I made the absolute right choice! The place is beautiful all the time, the staff is very quick to help with all questions and repairs(if any) are done same day. Being a single mom Is hard and being here makes it easy. He loves the pool and to see all the animals. Neighbors are respectful and easy to talk to. My son and I have made so many new friends!
