I’ve waited two years to write this review 🙂
To any parent looking through these reviews to see if it would be good for their kids, take it from a student who lived here- and read this list I made you to beware of this place.
1. Parking is the most confusing thing EVER and if you ever try to park in “guest parking” you are at constant risk of being towed. The tow itself costs $160, but the company they work with will prey on you and pump it with fees until it is $500 (I speak from experience!) They had my car for maximum two hours and forced me to pay a “storage fee” even though 24 hours had not passed. Apparently there is a weekend fee too. Go figure. i’ve also been ignored about it for two months now, they will not answer my calls and when they do their manager is never present. ?
2. Mold! Mold for days! Every time you think your bathroom amenities are clean, more mold flows out! I also watched the blinds of a resident become encapsulated with black mold right in front of where the maintenance team would park and talk for long periods (and apparently would never notice or notify them!). My friend also did an agar plate to test the vents in our apartment for mold, and well, the photos speak for itself below! Note the pink mold, which can pose as more of a risk than black mold.
3. Expected from a college apartment complex, but drunk peeps coming home with multiple occasions where people would pee, puke, and spill anything you could think all over the halls and/or elevator and it was never cleaned up until three to four days later. People will also let their dogs poop and pee in the hallways and elevator. Don’t get me started on the person who was spitting loogies onto the elevator door that stayed there the entire two years I was there. Not my idea of interior design, but you do you! And the elevator permits were lovingly expired by three years for 95% of my residency and would break often. Mind you, the employee lobby is always spotless and comfortable while we get to see these nice touches daily.
4. The manager is almost impossible to speak with and could not care less about your comfort, and this company will fine you at any chance they get. I just received a $25 dollar fine for a bag of trash in my room upon move out that *shockingly* never existed (and I have photo proof, because you must always be taking photos to get yourself out of these situations when living here! How fun!).
5. My friend’s car got broken into INSIDE the gated parking with everything either taken out of it or destroyed, and they could not help her in the slightest. No cameras, no nothing.
The third photo is the mold that would flow out of my shower every single time I cleaned it.

We found Palazzo through a friends daughter who went to Fresno State. We fell in love with the amenities and the closeness to the college. They had told us they were hard to deal with but we had no idea what we were in for. We were there for three years total. We were charged for every little thing possible. They were very difficult to communicate with and if I had to go back we would have went with a different apartment building. During Covid I went to pick up my daughters things. The gate was open to the parking lot and there were a total of three cars. Everyone had gone home. I parked long enough to get my daughters things and when I came down there was a man attaching his tow truck to my car. I ran him to let him know I was there and he ignored me and drove off with my car driving at least 50 miles an hour through a kids college parking lot. I had to pay over $450 to get my car out the next day and Palazzo would not help me at all when I described the situation. My daughter had a service dog and she was called in to work so she asked her roommate to take the dog out to go to the bathroom and they charged her roommate $100 because she was not the owner of the dog. I called to describe the situation and that the roommate could not afford this charge because she pays all her own bills. AGAIN they did not listen to me at all. To top it off they just went me to collections for a bill I have never seen from two years ago. I had no communication on this and now I am in collections. When I called to ask why she did not send the bill to me since I was the one who paid them from day one she told me she does not have time to call people that owe them money. There is also absolutely nowhere to park for parents while they’re visiting. And the office will not help you whatsoever. Do not leave your cars nearby because they get broken into. I cannot stress enough how terrible these people are to work with. The office staff will be super nice to you when you moving in and then they will turn to an absolute nightmare. It was nothing but a headache for three years of our lives and I do not recommend this place to any parent. DON'T DO IT! I wish I had read the reviews first.

My daughter, Alexa, is preparing to attend Fresno State and we are being placed at Palazzo at Campus Pointe for housing. I currently work for the largest property management group in the United States and know feedback is often tough to solicit and most feedback is fairly critical at times. I wanted to ensure I provided my experience to date with this property. From Mackenzie, Ariona, and others, the experience has been smooth and well communicated every step of the way. We are excited for Alexa's move in date and thank the Palazzo staff for making this process smooth. Thank you Palazzo for the professionalism and prompt approval process. We look forward to the move in date and hope it is equally as smooth and nice! Well done to the Palazzo team!

I would not recommend living here. All they care about is getting money from you and nothing else. I was locked out one night after they changed our locks and I was standing outside my apartment until 12am since all my roommates had gone back home. They didn’t do anything to help and I had kept calling to somehow get back inside my apartment. Luckily I was able to stay at family friend’s house but that was UNACCEPTABLE on their part. Not trustworthy people and terrible management, the absolute worst!

If it were possible to give this place half a star, I would because that is exactly how my living experience here has been. I have lived here for 2yrs so far, and I cannot wait until my lease is up. (Excuse my sarcasm, but put yourself in my shoes as you read this review).
Here is why nobody should move into palazzo:
1. They have random fire alarm checks that they occasionally give notices about. On one occasion, I had practice at 530am and I came home to take a nap before I had to go to class at 9. Instead of being rested for class, I was interrupted by the fire alarm going off around 7:30am. Now you can imagine I was terrified, assuming there is a fire. There was not a fire however, it was one of their "fire alarm checks," that they of course did not send out a notice about. The way I found out it was a “fire alarm check” was because I called the front office, and they informed me that the residents know it is a “check” when we call in. So, residents have to call in order to find out if it is a false alarm or not.
2. If you put in a request for maintenance to fix something in your apartment like your oven that has wires sticking out of it or multiple blinds missing (like in the pictures included), be prepared to either wait six months or continuously call/put in multiple "work orders" before they come.
3. Security is more concerned about a “noise complaint they received” at 10pm on a friday night, towing cars, making sure nobody is in the pool area right when the clock strikes 10:01pm, and walking pets outside “on palazzo property,” rather than cars being broken into or things of that nature. For example, my car was broken into THREE times behind the gate and THREE times outside the gate. Did management/employees/any staff member do anything about this situation? Nope. They told me every time, “file a police report.” What is the point of having security or a gate then?
4. They “accidentally” towed my car. I come out one morning in hopes to be able to make it to my 9am final, only to find my car gone. After my car has been broken into SIX TIMES ON PALAZZO PROPERTY, I’m thinking the thieves just decided to steal the whole car. I go to the office, they check the cameras (the same cameras they check to fine you for pets and other things) and they say, “your car wasn’t towed, so it looks like it was stolen.” Mind you, right after my final, I had to be home (2hrs away from fresno) because I was going on a family trip. So then I have to uber to the police department, and they tell me that my car was in fact towed. So I go back to palazzo, and they tell me “oh, it must have been a mistake. I’m not sure why they towed your car.” Does anyone at this point feel as if I’m being harassed by palazzo? FINALLY, I received some justice when they payed for my car to get out the tow yard. But I missed my final, and that was a whole other story.
5. The reason for renewing my lease is complicated, but just know that they find multiple ways to trick you and they are NOT on your side. I move into the new room, and these pictures I included do not do justice of how disgusting and unsanitary the room was. There was hair in the shower, mold everywhere, stains on the walls, nails in the walls, stains all over the carpet; just gross.
Management and employees are rude and extremely insensitive, unhelpful, and beyond unprofessional. There are a lot more incidents that have happened while living here, but these are the main miserable situations that I’ve had to go through. Do not be fooled by the outside appearance, that was the mistake I made and I have been paying (literally and figuratively) for it ever since.

An absolute joke of a unit. This building is outdated disgusting and has a blatant issue with their fire alarms that they refuse to fix two of my friends were displaced from their rooms, because Palazzo refused to do an investigation on their sprinkler system. A fire broke out in the room next to them, causing a massive flood throughout the hallways. Water damage seeped into the room next-door, in which Plazo refused to give accommodation to them when they had no control over it. This piss poor lease that they ask you to sign is an absolute joke and disrespectful slap in the face to anybody trying to live here. They take advantage of young, naïve students who have no Knowledge or idea of how lease contract should work and exploit them for every dollar they can get. They have no accommodation for any disability. Their parking is a joke. They have an event once every three months for free stuff that turns out to be a massive disappointment and a slap in the face to anybody living here. I don’t know who put this maintenance crew into employment, but they have no knowledge of how any system works. took them four times to fix a washing machine two times to fix it a dishwasher. Just simply outdated technology that comes nowhere near the standard of living of other University apartment complexes Management has a blatant disregard for resident safety and refuses to take responsibility for anything that their company has in terms of short comes. If you can find anywhere else to live, do it go to the ghetto on Shaw it’s better than this. Don’t be fooled by the landscaping and nice pool in the front. The rooms are an absolute nightmare. They are cockroach infested, which come every 2 to 3 months because maintenance. Refuses to keep up-to-date with pest control. The trees make your car filthy due to poor landscaping. Security sits in the doorway of the gates, not patrolling anything at night so don’t leave anything in your car overnight if you are going to decide to stay. But don’t worry they are dieing to give you a 750 towing fee when you park in the gate for 3 minutes. Their stove top are ancient the oven is older than me. GO TO ANY OTHER COMPLEX ITS NOT WORTH THE 850!
3 Month Update: After three months of writing this review, the service has yet to have any changes. I have returned to this because the whole Building B hot water has gone out and is classified as a non emergency maintenance issue and we have been informed it will not be fixed until tomorrow. Nice winter night to take a cold shower. I’d be embarrassed to be in any association with this management and joke of a “maintenance” crew. Also, with the past incident from previous review^. We have been charged the full PGE bill of the “maintenance crew” and third parties power tools and fans to fix the room. The management blatantly lied to our faces saying that this issue will be resolved and we would be contacted within 3 business days. We returned and they said another 3 days. We returned and guess what, no answer. They said “we don’t know, pge is weird.” When we asked how they literally lied to our faces and kept making up excuses. Find a better place to live, they also refuse to update fire alarm systems and have faulty sprinkler systems. We have reported them to the city and PGE. Time for them to own up to shitty service.

RUDE RUDE RUDE girls that work in the front office!! The little girls that work in the front office have absolutely no knowledge of how customer service should be conducted- makes sense because the manager (Audrina Rivera is her name I believe) is the prime example of what is wrong with society. She sees everyone as dollar signs, NOT as people. To fellow parents who are looking into having your kids live here- BE CAREFUL. They will try and take advantage of your kids and their lack of experience with renting. You walk into the office and either have to wait for the girls' non-work related conversations to be over before they help you, or have them look you up and down with a dirty look on their face. They are very unhelpful and cannot stress this enough... RUDE! A shame too since mostly everything else about these apartments are great (location, price, rooms). The maintenance men are great! It's sad their coworkers are horrendous.

My experience at Palazzo at Campus Pointe has been horrendous. Persistent fire alarms for over 20 days, especially at night, have created unbearable living conditions. Management's response has been inadequate, and the situation is dire. Strongly advise against considering this place for residence.
