Living at the Arroyo has been a mistake me and my girlfriend wish we did not make. Almost all of the issues stem from a lack of basic competency from the Community Manager, Anthony Papagana. Anthony is more interested in sending email templates about community referrals and pumpkin contests than safety concerns or quality of living. I had my car vandalized by a fellow resident on multiple instances while using the EV charging station, and this is a direct quote Anthony gave me after stating that he would NOT put a camera on the other side of the garage -

“As far as me doing anything further, please see the lease agreement stating that we are not responsible for anything that happens to your vehicle”

Since my request for a camera on the right side of the parking lot, we have had another car break in, and an attempted vehicle theft. This is not a concern to Anthony, and in fact, he stated it would “instill fear into the community” if he sent an alert about the break ins. Anthony instills fear in me everyday as a resident by his blatant disregard for resident safety concerns.

Anthony is a very poor Community Manager as he lacks the basic skills that a community Manager would possess - Patience, Understanding, Problem Solving, and Integrity. Anthony is condescending, not personable, and every interaction with him that isn’t patting him on the back for something is extremely painful. He cannot take criticism or feedback in stride and takes time out of his day to argue with community members rather than work to address their concerns or find a common ground.

Anthony allowed our unit to have an air filter go unchanged for 2 and a half years. Our air filter was dated 2/14/2022 upon us moving in June 2024.

Arroyo itself is a nice complex, but is ruined by our Community Managers Incompetence. You can have the nicest car on the block, but if you don’t maintain it, it’s a bucket.

That is the best way to describe Arroyo.

To update my review, I was recently called by Anthony and berated over the phone while at work for my review, and subsequently threatened via text message by him.

Quiet building and never hear neighbors! Lovely pool, bbq and courtyard settings, and friendly staff, especially Justin, the on site handyman and Luis, his assistant and one man cleaning crew. They go above and beyond to keep the building in good condition despite owners cutting costs.

I want to give a huge shoutout to Justin and for consistently being incredibly helpful and friendly. Justin always responds quickly and handles maintenance issues with professionalism and care. Justin and his assistant Luis truly make living here a better experience!

I have been living at Arroyo Residences in Walnut Creek for the past 8 months. The apartment complex is really well managed and any maintenance requests are dealt with quickly. Michael and the team at Arroyo are really professional and nothing is too much trouble. Really enjoy living there and the amenities are great especially the pool and gym. Great place to live.

Love living at Arroyo. Justin, Michael, Luis, and other staff have always been great; professional, kind, and helpful. Anytime we needed maintenance Justin is quick to respond and resolve. All around excellent community.

Justin is great! He’s been helping us with maintenance problems for a few years now, and he’s always on time and goes above and beyond to fix the problems. We really appreciate his presence here and he’s one of the reasons we renewed our lease.
